中国人赴美买房年投入百亿美元 成第二大海外买家
中新社1月6日电 据美国侨报网综合报道，从地产商到普通投资者，中国正悄然兴起一轮投资海外房地产的热潮。美国、欧洲等地房产正成为企业出海的新目标，动辄数十亿美元的投资正催生海外“购房”市场。
2013年下半年，大量的海外投资行为，让外国媒体将聚光灯打到中国私人资本的身上。境外投资的形式十分广泛，如股票、债券、信托凭证等金融资产的投入，各类实物资产的投入以及知识产权、专利技术等无形资产的投入，还包括收购、合并、参股、增资扩股等投资活动。
全美房地产经纪人协会最新报告显示，从2012年3月至2013年3月，中国人于一年时间内在美购房的总价值达123亿美元，占当年外国人在美购房总额的18%，成为美国房市中仅次于加拿大的第二大外国买家。2011年3月至2012年3月，中国人在美购房投入为74亿美元。
中国投资者拿下纽约地标建筑
美国《华尔街日报》2013年12月19日报道称，中国民营企业复星国际12月18日以7.25亿美元收购位于曼哈顿下城的60层写字楼——第一大通曼哈顿广场。这是2013年中国投资者在美国房地产市场中规模最大的交易之一。
正对美联储，毗邻AIG大厦，第一大通曼哈顿广场所在的位置在寸土寸金的纽约市可谓是黄金地段。作为洛克菲勒家族两栋地标性建筑之一，第一大通曼哈顿广场由大卫·洛克菲勒本人亲自选择地段兴建。该广场自1961年竣工以来，从未转手过，一直为摩根大通所用。第一大通曼哈顿广场2009年被纽约地标保护委员会授予“纽约市地标建筑”的称号。
伴随着复星国际从摩根大通手中进行的高调收购，这座历史悠久的著名建筑，在2013年末，归于中国私人资本的囊中。在接受美国媒体采访时，复星国际高层人士表示，复星国际一直在寻求包括现有和正在开发建设之中的楼宇在内的写字楼、酒店和公寓等领域的其他投资。

外媒称赞中国投资者钱多人精明
美国媒体称，虽然富有的海外买家在任何市场都很容易被视为“人傻钱多”，但是中国投资者的行为看来是经过精心盘算的。
对于中国投资者2013年不断地在全球最重要城市购买房地产的行为，全球商业和经济趋势分析公司荣鼎集团研究人员蒂洛·赫恩曼表示，在市场和政策的支持下，中国投资者把目光放到了一些海外市场的房地产上，这些市场规模比较大且稳定，比如纽约或其他大城市。美国商业房地产市场的潜在回报率将高于世界其他地区。写字楼空置率下降，租金价格趋于平稳，这些都预示着美国经济环境的改善。
据美国《华尔街日报》统计，自2004年以来，中国民营企业和非国有上市企业的海外并购数量一直稳步增长。2013年迄今为止共完成交易238笔，金额243亿美元。在本土已大赚特赚的中国投资者现在把投资目标投向海外市场，以期寻找更安全、更稳定回报的资产。他们正撤离中国本土昂贵的房地产市场，且日益升值的人民币让纽约、旧金山等地的房价看起来不再是那么高昂。
英国《经济学人》杂志将中国投资房地产市场的行为与日本上世纪80年代投资美国房地产市场的行为进行了比较，认为中国私人资本的海外投资目前看上去更为合理。
1989年，日本三菱集团花费14亿美元购买洛克菲勒中心大厦的举动被认为是美国衰落、日本崛起的象征。但随后日元升值、日本房地产泡沫破裂，经济出现萧条，而美国则趁机将洛克菲勒中心以低价回收，三菱集团损失超过10亿美元。
英国《经济学人》指出，中国投资者为避免重蹈三菱集团覆辙，从而小心谨慎地选择投资，努力在交易中保持公平，不会让交易在眼泪中结束。
海外买房注意事项多 政策产权区分清
不过，《扬子晚报》提醒到，海外买房有诸多注意事项，比如经济水平、汇率变化、文化差异，甚至包括地理环境、政治因素等等。
文化风土要考察
通常，刚刚接触海外房产的国内投资者喜欢根据自己的喜好来选择海外房产，然而，不同的国家地区、民俗风气往往大不相同，海外投资买房不管是移民自住还是投资出租，都要特别关注当地对房屋好坏、价格高低的评判标准，即使不一定做出与当地人完全一样的选择，至少也要知道其中的挑选依据。因而，投资者应该主动融入当地的社会，多了解所在地区的风俗以及人文等。这样，在日后的自住、出租、转卖过程中才不至于发现跟自己当时所设想的“大相径庭”，而白白造成损失。
政策产权区分清
明确自己的投资目标、购房目的，并弄清相应的法规政策和房屋产权年限，都是海外买房的重要基础。
比如以投资移民为主要目的的购房者，就要时刻关注所在国家地区的相应移民政策及其变化，以确保自己这若干年的投资计划最终能够达成移民的目标。对于移民前后的相应手续、门槛、流程、要求、所需义务、所享权利，更重要的还有移民过程中可能出现的变数和风险，都要一一弄清。
房屋产权也是如此。国内房屋产权只有70年的使用权，而国外的产权则各不相同，有些产权永久拥有，有些还包含土地;有些可以传给子女，有些则需要支付较多的遗产税;等等。不同的产权形式、年限都会影响自己中长期的房屋持有、租赁及买卖计划。
贷款税费最需理
贷款和税费的问题则往往是最让投资者头疼的一个部分。不同国家甚至不同地区、位置在相应的税收及手续费问题上都会有所不同，需要购房者仔细关注，认真核查。
贷款政策也是如此。一些国家对于海外购房者也提供较为方便的贷款申请，而另一些国家则可能就有诸多的限制。购房者应分清其中当地公民和国外购房者之间的区分、差异。一般我们常通过委托专门的中介服务机构来处理大量繁杂的手续办理和费用支付，但整个流程中购房者仍要清楚明白地参与进去，避免上当受骗。
特别值得指出的是，对于需要使用大笔现金购买房屋的国家地区，考虑到换汇额度的限制，购房者应尽可能地寻找安全、合法的途径，避免“打擦边球”而产生过多的政策风险。
长期持有需规划
对于要对所购海外房产进行长期持有的投资者来说，最好还需要制订较为长期、合理的规划，内容涉及持有成本、转卖或继承成本、日常打理、资产安全等。
除了各项长期持有时需要支付的隐性成本之外，海外购房者还应关注自己所购房屋在日常维修、打理上的麻烦。比如出租空置期、居住闲置时段、定期的维修等等。另外对于可能出现海啸、飓风、地震等自然灾害的地区，也要注意房屋的相关风险防范问题。总之，根据自身不同的购房和投资目的来制订大致的投资规划，才能在保证收益的情况下，控制好相应的各类风险。

澳洲：在中国出生移民达近32万 普通话成第二大通用语
根据澳洲联邦移民部的最新报告《澳洲人民》(People of Australia)显示，基于2011年人口普查数据，澳洲吸引了来自全球各地的移民，其中来自亚洲国家的移民人数显著增长，特别是来自印度、中国和菲律宾的移民人数。
在比较2006年和2011年两份人口普查数据后，该报告提供了澳洲当前移民人口的概况。
据悉，该报告的统计信息包括教育、就业、移民出生地、宗教、语言和收入。报告的主要发现如下：
当前的澳洲人口出生于252个海外地区，英格兰居于榜首，有超过900万人在那里出生，排名第二的是新西兰，有48.3万人在那里出生；
亚洲移民对澳洲的重要性越来越大，2011年与2006年相比，出生在印度的澳洲人增加了14.8万，出生在中国的澳洲人增加了11.2万，出生在菲律宾的澳洲人增加了5.1万；
除英文之外使用最多的语言分别是普通话、阿拉伯语、意大利语、广东话、希腊语和越南语，至少有1%的澳洲人在家使用这些语言。
移民部长斯科特.莫里森(Scott Morrison)指出，这份报告将帮助政府和其他机构对于在多元文化环境下提供服务所遇到的困难做出回应，包括找出最需要非英文提供的服务领域。
人口统计学家索尔特(Bernard Salt)表示，直到1985年，澳洲人不是盎格鲁人就是地中海人，但在过去30年间，澳洲接纳了更多来自亚洲的影响力。索尔特称，在2020年代的某个时候，或许会看到澳洲的第二大族群变成中国人或印度人。
虽然英格兰人和新西兰人依然是澳洲数量最多的两个海外出生人口族群，但亚洲国家在前10名中占据了多达5位。中国以诞生了近31.9万澳洲居民排名第三。
据了解，英语依然是澳洲人在家中使用的头号语言，但汉语排名第二，而且使用人数相比2006年增加了52.5%。
